Foundation Repair

Foundation problems don't fix themselves—they get worse. Whether you're dealing with cracks in your walls, doors that won't close, or a foundation that's visibly settling, Rock Supremacy provides permanent foundation repair solutions. As licensed foundation repair contractors with decades of experience, we use proven techniques like micropile underpinning, helical piers, and pressure grouting to stabilize and lift foundations in any soil condition. Our specialized low-headroom equipment works inside existing structures, and our crews have repaired thousands of foundations across residential, commercial, and infrastructure projects.

Complete Foundation Repair Solutions

Foundation repair requires understanding why your foundation is failing and designing a solution that addresses the root cause. Our approach combines thorough assessment with proven repair techniques that provide permanent stabilization.

Micropiles are our most versatile foundation repair solution. These small-diameter drilled piles develop high capacity through friction in dense soil or rock bond. Our low-headroom drill rigs work in basements with only 6 feet of clearance, allowing micropile underpinning inside existing structures. Individual piles handle loads up to 300+ tons.

Helical piers are ideal for lighter residential foundations. These screw-in piles install quickly without the spoils and vibration of drilled systems. We use helical piers for single-family homes, additions, and structures on soft soils.

Pressure grouting addresses foundation problems caused by voids or loose soil. Compaction grouting densifies weak soils; permeation grouting stabilizes sandy or gravelly materials; compensation grouting can lift settled foundations back toward original grade.

For basement walls that are bowing or cracking from lateral earth pressure, tieback anchors provide the restraint needed to stabilize and straighten the wall. We drill through the wall into stable soil beyond, then tension high-strength anchors to hold the wall in place.

Every foundation repair project includes a thorough assessment of existing conditions, subsurface investigation to determine soil properties and depth to stable bearing material, engineered design by licensed professionals, installation by experienced crews, load testing to verify capacity, and documentation for insurance, resale, and peace of mind.

Questions

Foundation Repair FAQ

Foundation repair costs depend on the number of piers or piles needed, depth to stable bearing material, access conditions, and the type of repair system. Residential projects typically range from $15,000 to $100,000+, with most homes falling in the $25,000-$60,000 range. Commercial and infrastructure projects vary widely based on scope. We provide detailed estimates after a site assessment—early repair is almost always less expensive than waiting for conditions to worsen.
Warning signs include: cracks in interior walls (especially stair-step or diagonal cracks), cracks in exterior brick or block, doors and windows that stick or won't close properly, sloping or uneven floors, gaps between walls and ceiling or floor, visible settling of the structure, and cracks in the foundation itself. If you notice any of these signs, a professional assessment can determine whether they indicate foundation problems requiring repair.
In most cases, yes. Our low-headroom equipment and clean drilling methods allow us to work inside occupied homes. We access the foundation through strategic floor openings, complete the repairs, and restore flooring when done. Some areas may be temporarily off-limits, but many homeowners continue living in their homes throughout the project.
Most residential foundation repairs take 1-3 weeks depending on the number of piles and access conditions. The piles reach design capacity within days of grouting, allowing rapid load transfer. We coordinate work to minimize disruption and maintain access to critical areas of your home.
Yes. Properly designed micropile underpinning provides permanent foundation support with a design life exceeding 75 years. We use corrosion-protected steel reinforcement and durable grout to ensure long-term performance. Our repairs often provide better support than the original foundation because piles extend to deeper, more stable bearing material.
Common causes include: weak or compressible soils that can't support the foundation load, poor drainage allowing water to saturate and weaken soil, tree roots extracting moisture and causing soil shrinkage, improper site preparation during original construction, erosion undermining the foundation, slope movement or landslides, and natural settling over time. We identify the root cause during our assessment to ensure our repair addresses the underlying problem.
Foundation repair protects and often increases your home's value. Unrepaired foundation problems can reduce home value by 10-15% and make properties difficult to sell. A professionally repaired foundation with documentation gives buyers confidence and removes a major obstacle to sale. Many homeowners report that foundation repair paid for itself at resale.
Yes. Our foundation repairs include warranties on materials and workmanship. The specific warranty terms depend on the repair system and project conditions. We also provide complete documentation of the repair, including load test results, that you can share with future buyers or insurance companies.
In many cases, yes. Once underpinning piles are installed, we can use hydraulic jacks to carefully lift settled portions of the foundation back toward original grade. The amount of lift possible depends on the structure's condition and how much movement has occurred. We assess lift potential during our evaluation and discuss realistic expectations before work begins.
Micropiles are drilled and grouted—a hole is drilled, reinforcement placed, and grout pumped to create a bonded pile. They work in any soil or rock and develop high capacity through grout-ground bond. Helical piers are screwed in like large screws and develop capacity through bearing on helical plates. Helicals are faster to install and work well in soft soils, but micropiles are more versatile for hard soils, rock, and high-capacity applications.

What Our Clients Say

We take pride in building lasting relationships with our clients through exceptional service and results.

"It amazes me how quick these guys adapt to challenging and seemingly overwhelming construction situations in the best, and most creative approach. Very smart, dedicated, hardworking group of brave workers in hazardous work sites. Not the type of work just anyone can do! Keep up the good work!"

"When it comes to heavy foundation anchoring and stabilization projects, these guys are superb. Although the majority of the company's jobs involve heavy civil work, my project required their skills and specialized equipment for a challenging residential cliffside application. After careful review and critique of our plans, as well as assuring that expectations were fully understood, the work began on time and was completed ahead of schedule with minimal trauma along the way. In all, the job required the installation of ten horizontal deep rock anchors, several vertical piles, and shotcrete encapsulation. I highly recommend Rock Supremacy's services and would definitely use them again."

Residential Slope Stabilization
"We engaged Rock Supremacy for a very challenging cliffside project that involved the stabilization and reinforcement of a retaining wall which ultimately required a total of ten drilled horizontal rock anchors, multiple vertical stabilization pilings and encapsulation with concrete structural reinforcement. Even though my residential project, as large as it was to me, was of a much smaller scale than the company often deals with, it approached the task with all of the consideration and professionalism I could hope for. Notably, they were not hesitant to take on a challenging terrain even with its limited access. From the outset, Corey Muir was very engaged in the project and with finding workable solutions. He was eager to explore alternative options for accomplishing the goals and worked diligently with my engineering consultants to tweak the design for a practical, affordable solution. Throughout the planning process, he maintained excellent communications with myself and our structural engineers. Corey was careful to make sure, prior to our final agreement, that all details were fully understood. The company began the project exactly when anticipated. The on-site crew, David, Nate and Jules proved to be the "A" team. They are very skilled and professional. I found them considerate, easy to interact with, and flexible with regard to change possibilities. The team showed careful concern for my property and all possible avoidance of collateral damage while completing a job that involved some very heavy equipment. When the concrete supplier was unduly delayed, they took it in stride and made the best of the situation. The job was actually finished a little ahead of schedule. Definitely a five star rating for this group, I would be happy to further discuss my experience with anyone contemplating the use of Rock Supremacy's services."
